Local notes
Arleta is a compact, mostly residential pocket of the northeast San Fernando Valley, between Pacoima, Panorama City and Mission Hills. Most of the housing is single-story ranch homes and bungalows built after the war, with stucco walls and a mix of composition shingle and tile roofs. Many of those roofs face open sky with very little shade, which is why so many Arleta homes have gone solar.
The same flat, open ground means dust. The Golden State Freeway and the 118 are close, the Valley floor is dry for most of the year, and wind off the foothills carries fine grit across the neighborhood. That film settles on panels and glass, then bakes on in summer. Sprinkler overspray leaves hard water spots on windows and stucco near the ground, and shaded north walls pick up green algae.
Older single-story roofs are easy for us to work on, so most visits are quick. For Arleta we usually recommend cleaning panels and windows twice a year, in late spring and again in early fall, with an extra visit after a long dry, windy stretch.

Freeway grit and dry Valley soil blow across Arleta's open streets and settle on panels in a thin film. Rain only smears it, so it takes a hand wash to clear it.
Mature street trees drop leaves, seed pods and pollen onto low single-story roofs. Debris trapped at the bottom edge of a panel can hold moisture and shade the cells.
Pigeons and sparrows like the warm gap under panels on low ranch roofs. We can clean up droppings and talk through bird proofing if they've moved in.
Sprinkler overspray dries into white mineral spots on ground-level windows and sliders. We use purified water so the glass dries without new spotting.
North-facing roof planes and shaded stucco walls collect algae and mildew streaks. Low-pressure softwashing lifts it without blasting shingles or paint.
Arleta homes are low, dusty and mostly unshaded, so a twice-a-year rhythm keeps panels and glass clear.
| Surroundings | Recommended Frequency | Best Timing |
|---|---|---|
| Near a freeway or busy arterial | 3 times per year | Late spring, late summer and after fall winds |
| Mature street trees or birds on the roof | 2-3 times per year | After spring pollen and again before winter rain |
| Newer roof with little shade | 2 times per year | Late spring and early fall |
Homes closest to the Golden State Freeway and the main boulevards pick up the most fine grit, and it's the quickest to rebuild after a dry week.
Single-story roofs mean quick visits and an easy look at the whole array, including the lower edge where debris collects.
After the first strong autumn winds, a quick check catches leaf litter and dust before it bakes on in the next warm spell.
