Local notes
Stevenson Ranch is an unincorporated planned community west of the Golden State Freeway, in the hills above Santa Clarita. Most homes were built from the 1990s on. They’re mainly two-story stucco houses, many with concrete tile roofs, and plenty have solar. Streets curve over hillsides toward Pico Canyon, with open slopes and oaks behind many lots.
That terrain keeps roofs dusty. The hills are dry for much of the year, so the wind carries soil and dry brush debris onto roofs and glass. Smoke from fires in the region leaves ash, and hillside lots catch the most of it. The I-5 runs along the east side, adding road film. Oaks and landscaping drop pollen and leaves in spring. Large windows facing the view get hard water spots from irrigation, and shaded tile roofs and stucco walls develop black algae streaks.
Many roofs here are steep or multi-level, so we plan access before we start. For Stevenson Ranch we usually recommend cleaning panels and windows twice a year, and three times for homes backing onto open slope.

Homes here back onto open slopes and canyon brush. Smoke from regional fires leaves ash that needs a gentle rinse before hand washing.
Hillside lots catch wind-blown dust and dry brush debris, especially in Santa Ana winds. Roofs facing the open slope get the most.
Oaks, pines and landscaping drop pollen and leaves in spring, and they settle into tile valleys and along panel frames.
Doves and starlings nest under panels and in tile gaps near open land. Mesh or netting keeps them out after a cleanup.
Irrigation leaves white mineral spots on the large view windows and glass railings common on hillside homes.
Stevenson Ranch's hillside setting calls for more visits for homes on the slope, and a steady schedule for the rest.
| Surroundings | Recommended Frequency | Best Timing |
|---|---|---|
| Backing onto open slope or oaks | 3-4 times per year | Spring, late summer, after fall winds, plus a check after smoky days |
| Standard tract home with some trees | 2-3 times per year | After spring pollen and before winter rain |
| Interior street, little shade | 2 times per year | Late spring and early fall |
We plan roof access before the visit, so tall or steep homes are covered in the estimate.
Shaded concrete tile and north-facing stucco grow dark streaks that low-pressure softwashing can lift.
Large windows facing the hills get hand cleaned with purified water so they dry clear.
